Your Land in Houston County
How It Works
A different path than
buying into a subdivision.
Building on land you already own follows a different path than buying into one of our subdivisions. Here is how it works.
First conversation
You tell us about the land, the home you want to build, and any plans you already have. We listen, ask questions, and figure out whether this is a fit on both sides. First conversations happen by phone or at our office in Warner Robins.
Site review
Jeff or someone from the team Reviews the site. We look at access, terrain, utility hookups, drainage, and what the build will actually require.
Not every lot is straightforward, and we are honest about it before anyone signs anything.
Plan and scope
You bring a plan or we help you develop one. Architect's drawings or a fresh design built to your needs. Once the plan is set, we put together a detailed scope of work and a cost-plus pricing structure. You see exactly what is included, what is not, and where the line items sit.
Construction deposit and contract
The build is structured cost-plus, which means you will need a construction loan. You pay our actual cost of materials and labor plus a defined builder fee, paid in installments.
To begin, we collect a construction deposit. The exact amount depends on the project size and timeline.
Build
Construction begins. You will be provided with allowances and vendors to select key materials and finishes in the home. When the home is finished, we hand you the keys!
What Plans Work
Bring your own, or
we draw it together.
Option One
Plans you bring
If you have already worked with an architect or have purchased a plan, we can build from it. We will review it for buildability and code compliance, and we will flag anything that needs adjustment before construction.
Bringing a plan does not commit you to anything; the review itself is part of figuring out whether your project will work.
Option Two
Plans we develop together
If you have another agent, that agent will handle the plan work with you. Either way, the goal is the same: a buildable plan that matches what you are after.

What This Looks Like in Practice
Every lot tells us
something different.
A larger share of our build volume happens in our active subdivisions, but Jeff also builds on private lots for owners who want something that does not fit a neighborhood plan.
If you have your own land and you are looking for a builder who is local, we may be a fit. We select cost-plus projects carefully based on where our developments are active and our current capacity.
The lots we build on vary widely. Some are wooded, some are cleared. Some are flat, some are sloped. Some have utility hookups already in place, others need them brought in. Each lot tells us something different about what the build will require, which is why the site visit happens before any pricing conversation.
If that sounds like your situation, the first step is a conversation about your lot and your vision.
